I’m so excited to introduce you to my cohort students, Erin and Jared Foster!

These two are a busy family with 2 young boys! Erin is an aspiring full-time homeschooling mama, works full-time as a corporate recruiter, and sometimes teaches pole dancing! Jared has his own business, which Erin also helps out with!

As you can see, these two are pretty busy!

You may have heard me talk about how I’m a fan of house hacking, which I still do! 

When my husband and I bought our first home in Atlanta, we hacked it by turning our basement into a unit to rent out! 

That extra income helped us to build our savings and pay for childcare!

And this is how I met Erin! She rented a room with us for two years! During that time, she saved her own money so she could buy a house!

After buying her first home, Erin house hacked for a year with roommates and Airbnb. 

Seeing the income coming in, she realized real estate investing could give her a lot of freedom!  

She just didn’t know what her next steps should be.

Once married, Erin and Jared wanted to invest, but were stuck for 3 years! When my Cohort opened, they knew it would be the solution to help them jump-start their journey!

Six months after they finished my Cohort, Erin and Jared purchased their first property this past June!!!

Here are the numbers:

  • Erin and Jared bought the property for $243,000.

  • They put in $65,000 in renovations.

  • They were anticipating an appraisal between $400,000 and $500,000, and it came out to $420,000!!!

  • With a loan amount of $305,000, the Fosters instantly have over $100,000 in equity!!!

With their new investment, the Fosters are looking at doing a short-term rental! 

Their property has two levels, so they can choose to add a long-term or mid-term renter to the basement unit, if they decide to add it later!!

Ultimately, by taking my cohort, the Fosters saved 10s of thousands of dollars in avoided mistakes because they knew exactly what to expect with their renovation!!!

Erin also credits the cohort community with motivating them to keep going!

“I knew I would’ve never got started if it wasn’t for the cohort,” she told me. “Who you’re around is who you become.”

Before the Fosters closed on their current property, they were under contract for another one at the beginning of the year. 

They were scheduled to close on Valentine’s Day, but the night before, the Fosters learned that the house had to go to probate!

They waited for 30 days and didn’t hear back about the house. 

When another 30 days went by and still nothing, the Fosters decided to look around for another property. This led to what is now their first investment!!
